Each set of construction drawings includes enough information to construct a structure (new residence, shop or an addition to an existing structure). 

Drawings include:

  • Site plan
  • (4) Exterior elevations
  • Floor plan(s)
  • Foundation plan (crawl, slab or basement)
  • Floor framing plan(s)
  • Roof framing plan(s)(truss layout)
  • Building Section(s) and Details
  • Electrical plan(s)

These documents are not designed to provide step-by-step instructions. There is a certain assumption the work will be done by those with some construction knowledge and experience.


If the plan is being built in the Treasure Valley it will meet or exceed the building department requirements of the SW Idaho. If you are planning to build outside of the Valley, we will design according to your local building requirements using the prescriptive design method.


No. 

Typical structure (excluding basements) plans are designed using the prescriptive method of current building codes which substitutes the necessity of an engineer's approval in the Treasure Valley. More complex plans will require a stamp, which can be acquired by a structural engineer. We can assist in finding a local structural engineer if needed.


Existing plans can always be modified, however, a single floor plan is not a complete drawing set and therefore will be treated as a new project.


Having a complete drawing set, whether as a physical or digital set, can help offset the cost of the project.


Unfortunately, rendering packages and building plans cannot be returned once they have been drawn or purchased. Please be certain of your selection before making an order. 


Custom Home Design Plans, as well as Additions and Renovations, are provided with a detailed cost breakdown outlining all sheets that will be created for your set. Not all projects are the same. Lump-sum pricing allows us to accommodate for differences in a given project, while still offering the client excellent value for money


Builders Spec homes start from $1.00 per sq. ft.


Printing will be charged at $.166 per sq. ft. of 20# bond

We prioritize the use of Revit as our preferred Building Information Modeling (BIM) software. This means that .rfa files, which are native to Revit, are highly compatible with our workflows and preferred for efficient collaboration.

However, we understand that different projects may involve a variety of software and file formats. Therefore, we strive to maintain compatibility and flexibility with other industry-standard file formats. We are fully compatible with .ifc files, which allow for interoperability between different BIM software platforms. Additionally, we work seamlessly with .dwg files, a widely used format in architectural design and drafting.

Our commitment to accommodating our clients' needs extends beyond specific file formats. We are open to working with other file types and formats whenever possible. Our team will make every effort to ensure smooth communication and collaboration, regardless of the file format you prefer or the software you use.

 

For rendering services, our primary software of choice is Lumion. Lumion offers powerful rendering capabilities that bring your designs to life with stunning visualizations. Its advanced features and real-time rendering capabilities enable us to create immersive and realistic renderings that capture the essence of your project.

We understand the importance of leveraging industry-standard tools and software to deliver the highest quality results. By utilizing Revit for BIM, being compatible with .ifc and .dwg files, and utilizing Lumion for rendering, we ensure a seamless and efficient workflow, empowering us to bring your designs to fruition with precision and visual excellence.
